Three things you should do to successfully sell a fixer-upper.
How do you sell a house that needs work? The selling process is already difficult enough, but when you add noticeable problems with the property into the equation, it can make the home sale even more complicated. A house that needs some work won’t likely be their first choice, and those who are interested in purchasing may make an offer that’s less than what you wanted to sell it for. If you want to sell your home that needs work successfully, here are a few things you need to do:
1. Be realistic with your price. Your dated house is not going to sell for the same price per square foot as the house down the street that has everything new: luxury vinyl plank, fresh paint, new countertops—everything that looks like Pinterest threw up on it. It’s not going to sell for the same amount, so try not to price it the same and then wonder why the house is still on the market.
2. Work with a real estate professional. You’ll want to partner with a professional like myself who is experienced in renovation sales and knows what buyers are looking for. A lot of times, I’ll come in and advise on what needs to be fixed, what to do, and what not to do, so you spend your money wisely on upgrades that will appeal to buyers. This can help you get more bang for your buck and sell the house quicker. We have contractors that we can connect you with to get these renovations done quickly so we can get your home on the market.
3. Consider selling to an investor or bargain hunter. They might offer a lower price because they plan to renovate the place and make a profit. Selling to them means you’ll sell for less than market value because they’ll do the work and sell it at a higher price. Alternatively, you can work with a professional like myself to create a plan to maximize your home’s value with the resources you have.
It’s possible to sell a home that requires work. If you follow these tips, you will confidently get to closing. For more tips on how to successfully sell a fixer-upper, call or email me. I’m happy to be your real estate consultant!
